    The following is a list of most of the ways and combination of ways money can be raised to acquire a home or income or both.
    1. If property is clear, owner may carry 1st trust deed (or combination 1st and 2nd)
    2. All cash to new conventional loan
    3. Ten percent down and owner carry a ten percent 2nd trust deed to new conventional loan
    4. Cash to existing assumable loan
    5. Part cash and owner carry 2nd trust deed to existing assumable loan
    6. If owner cannot carry 2nd trust deed as listed in #3 & #5, then 2nd trust deed may be sold at a discount for cash
    7. If owner cannot carry 2nd trust deed as listed in #3 & #5 then 2nd trust deed may be discounted over shorter than normal period in order to raise net to Seller
    8. If owner will not carry or discount the 2nd then a hard money 2nd can be obtained from private lender
